Overlook Pool Project Update
We’re excited to share that pool demolition officially began today, marking the start of the long-awaited reconstruction project.
Demolition is expected to continue through next week. After that, you’ll begin to see dump trucks on-site hauling away debris. If you are visiting the clubhouse or tennis courts during this time, please be mindful of increased construction activity and use extra caution around the work area.
We appreciate everyone’s patience as we take this major step forward—we’re excited to finally have this project underway!

• Design & Bid Process (Presentation)
This includes the evolution of the pool design from 2024 through final plans, along with multiple contractor bids—including an option to rebuild the pool exactly as it exists today.

• Permitted Plans
After receiving initial site approval in January and working through several rounds of questions with the city and county, final project approval was granted in mid-March.

• Engineering Assessment
An independent engineering report outlining why full replacement was recommended over continued repairs and temporary fixes.

• Loan Terms
The Board finalized financing in December and closed in mid-January. The loan is for $1.6M over 10 years at 7.25%, allowing the project to move forward without a large one-time special assessment to homeowners.

• Legal Opinion – Project & Financing Authority
The Association’s attorney, Sellers Ayers Dortch & Lyons, P.A., provided a formal opinion confirming the Board’s authority to proceed with the project and financing.

• Legal Opinion – Reconstruction Without Special Assessment Vote
The Association’s attorney, Sellers Ayers Dortch & Lyons, P.A., also provided an opinion on the Board’s ability to reconstruct the pool (amenity) without a special assessment, which would otherwise require a community vote.

We’re incredibly excited to see this project come to life. Over 18 months of planning, coordination, and effort have gone into getting us to this point. In just a few months, the Overlook community will begin to enjoy a brand new pool.

So exciting for our neighborhood to have a state of the art pool amenity that has been missing from Overlook! This will be an awesome investment BACK into our community and well-used and loved by all! Bravo Board!
Thank you Andy and Jon and all of the Board for all of the efforts. We know how hard it can be volunteering on the Board – but thank you. One question – is there an area deemed for a Sand Volleyball court? Pre-covid it was seldom if ever used – once Covid kicked in – we have had a great group playing weekly in the summer months. Maybe we can consider alternate locations to relocate if it hasn’t been thought of already. Thanks again for all you all do.
We are looking at alternate locations for a new volleyball court. Potentially behind the tennis courts as an option, but nothing is set in stone yet. We welcome suggestions from the community!
