Last night, April 22nd, the Board hosted the 2026 Annual Meeting at the Overlook Clubhouse. The meeting opened with a welcome from Board President Jon Horne.

Braesael Community Manager Eric Mattes then opened the floor for nominations to fill two upcoming board positions—one boat slip owner position and one non-boat slip position. Nominations for the boat slip position included Kristen Hale (seeking a second term) and Doug Pray. Nominations for the non-boat slip position included Andy Spivey (seeking a second term) and Cathy Roche. Candidate bios and ballots will be distributed next week, with voting taking place over the following 30 days via online voting and mail-in ballots.

Natasha Crutchfield (Treasurer) presented the Treasurer’s Report, providing an overview of the HOA’s financial position. Tom Peterson, general contractor for the pool project, followed with an update on construction, including details on the permitting process and subcontractor selection, and answered questions from attendees.

Board Vice President Andy Spivey presented a PowerPoint covering the 2025 year in review, current and upcoming projects, an overview of the HOA website (overlooklake.com), and information regarding recent vandalism incidents—highlighting how the new surveillance cameras assisted in identifying the individual involved.

Leslie Shipley (Secretary) provided updates on the Duke right-of-way replanting along Nicole Eileen and Andrew James, as well as the sinkhole repair at the neighborhood entrance.

Liz Jordan and Patricia Flynn shared an ACC update, followed by a review of Social Committee activities by Nikki Perkins.

Andy Spivey also presented a comprehensive update on the pool project, including contractor selection, design development, financial impact to the HOA, and responses to transparency questions raised on social media and in community flyers.

The meeting concluded with an open forum, where the Board addressed questions related to the pool project, website, landscaping, budget, and communication for residents who are not active on Facebook. The meeting adjourned shortly before 9:30 PM.

The Board would like to thank everyone for the strong turnout. It is encouraging to see so many residents engaged and invested in the future of the Overlook community.
