We’re excited to share that yesterday’s pool opening party was a tremendous success, with a fantastic turnout from the community! A big thank you to the Board members who helped organize the event, as well as Nikki Perkins, Katie Horne, and the Social Committee. We also appreciate JD Kramer, Kirsten Hall, and the Overlook Hurricanes Swim Team for their help with setup—your efforts made the day memorable!
We’re also thrilled to give you a sneak peek at the proposed design for our new pool. You’ll find a flyover video linked below that showcases the exciting features in store. The new layout includes:
  • A lap pool with integrated bleachers for the swim team
  • A wading pool with wet loungers
  • A splash zone just for kids
In addition, the proposal includes two pickleball courts next to the clubhouse. Since the pickleball courts would be considered a new amenity, it would require a community vote. However, incorporating the courts during pool construction offers significant cost savings. We’ll share more details as the project moves forward.
Project FAQs:
  • What’s the timeline?
    We plan to close the pool a few weeks early this year (around mid-to-late August) so construction can be completed in time for a Memorial Day 2026 opening.
  • Will this require a special assessment?
    No! The project will be funded through a 10-year term loan. The Board has already included the monthly payment in the 2025 budget and has been “practicing” this payment to ensure financial readiness.
  • What about the volleyball court?
    The volleyball court will likely be relocated to the common area behind the tennis courts.
  • Why do we need a new pool?
    Our current pool, deck, fencing, lighting, and furniture are nearing the end of their useful life and are in poor condition. As the heart of our community, the pool is a key feature for residents and potential buyers. This renovation will create a more attractive and inviting amenity—and in turn, help raise property values for everyone
