Generally the pool opens for the year on Memorial Day, or sometimes the weekend before. A pool party is often held on Memorial Day weekend. The pool remains open until at least Labor Day, but often times through the last weekend in September. The pool hours are 6am to 10pm, 7 days a week. The pool hours are subject to change if lifeguards are on duty.

To submit an application for a parking space at the boat storage lot, please fill out the attached form and email it to overlook@braesael.com.

Please note that there is often a waiting list for spots to open up.

Priority is given to residents who are NOT lakefront, and do NOT own a boat slip.

Overlook Clubhouse Rental Guidelines_Rev 7-1-24

Boat slips are deeded to non-lakefront residents, and therefore cannot be rented by the HOA. Some residents choose to make their boat slips available for private rentals. For availability, we suggest you post your desire to rent a slip on the community Facebook page or on the Overlooklake.com Discussion Forum.

Our community has 2 childrens play ground areas reserved for residents and their accompanying guests, with the first one being located along Andrew James Drive, adjacent to the soccer field, and another at the Boat Launch Park located at 12401 Overlook Mountain Drive

The Overlook Hurricanes swim team starts practicing around Memorial Day each year. Practices are Monday, Tuesday, Wednesday and Thursday  from 5:30 – 8:00pm. Once school is out for the summer, the team also has morning practices from 9:00 – 10:00am. Each season Overlook hosts 2 – 3 home meets at the community pool.
Overlook is part of the YB Dry League, and competes against Mountain Island Harbor, Riverbend, Sailview, Mount Holly and Coulwood.

There are 36 kayak storage spots located throughout the neighborhood. There are 30 spaces behind the volleyball court at the pool, and 6 spaces adjacent to the boat launch ramp in the park.
Braesael Management will conduct the kayak rack lotteries. The lottery at the boat launch area will be determined first, so that those who do not get a spot will still be able to be in the lottery for the Clubhouse area location. If you would like to be included in this year’s lottery, please email your contact information to overlook@braesael.com, please share which location you like to be in the lottery.
At this time, there will be a limit of 1 spot per household and 1 kayak per spot (the racks are only designed to hold 1 per space, and could be damaged by over loading them, and may cause injury.) If there are available spots left over after the lottery, we will revisit a 2nd spot based upon demand.

The board is reviewing plans and options for a pool renovation after the pool closes for the 2025 season

The boat launch ramp is open year round from 6am to 10pm, 7 days per week, for Overlook residents in good standing, and their guests

The volleyball court is currently operated as first come, first served. No reservations are required at this time. The board reserves the right to modify this policy in the future should a change be warranted. Please note that the volleyball court, as with other amenities, are reserved for Overlook residents in good standing

To reserve the clubhouse for a private event, please first check the clubhouse calendar to ensure that the date you wish to book is available. Then fill out the attached form and email it to overlook@braesael.com. Currently, there is no charge to rent the clubhouse to residents of Overlook in good standing with the HOA, however, we do require that the residents’ homeowners insurance cover liability for the rental. OVERLOOK CLUBHOUSE RENTAL GUIDELINES Clubhouse Reservation Rules
•The Overlook clubhouse can be reserved by Overlook residents only.
•All uses of the clubhouse require that a reservation request is submitted to Braesael andapproved.
•Residents must complete a rental agreement for all neighborhood and private eventsthey organize.
•A rental agreement covers one event; it cannot be applied to multiple different events orrecurring instances of the same/similar event.Clubhouse Reservation Types *All events are limited to [#] attendees per fire code unless additional shelter is obtained.

Board of Directors and Committee meetings and events:
•Organized by Board or Committee members
•Reservation request submitted by a Board or Committee member; no rental agreementor fee required.
•Covered by HOA insurance.
•Board meetings required to be open to all residents (eblast invite sent to all residents; noRSVP required; displayed on events calendar).
•Committee events are open to all residents (eblast invite sent to all residents; no RSVPrequired; displayed on events calendar).
•Committee meetings are not required to be open to all residents (no eblast invite sent;not displayed on events calendar).

Neighborhood events:
•Organized by residents.
•Reservation and rental agreement submitted by a resident; no fee required.
•Covered by resident’s insurance.
•Required to be open to all residents (eblast invite sent to all residents with RSVP to organizer; displayed on events calendar).
•Only 4 recurring events can be booked simultaneously, with a maximum of 4 active reservations at any given time per group.
•Residents may not charge fees for neighborhood events. Donations may be requested but not required for attendance.

Private events:
•Organized by residents.
•Reservation and rental agreement by a resident.
•Covered by resident’s insurance.
•Not required to be open to all residents (no e-blast invite sent; displayed as “private” on events calendar)

The basketball court is currently operated as first come, first served. No reservations are required at this time. The board reserves the right to modify this policy in the future should a change be warranted. Please note that the basketball court, as with other amenities, are reserved for Overlook residents in good standing

Yes! There is a soccer field on Andrew James Drive near the front of the neighborhood. Please note that the soccer field is reserved for the residents and their accompanying guests

There is not a dedicated dog park in the Overlook Community. The closest one is at the Shuffle Town Park on Belhaven Blvd. There many walking trials and sidewalk areas with in the community excellent and enjoyable for walking dogs. There are numerous convenient dog waste stations along these areas as well. Please help us keep our trails and sidewalks clear of pet waste.

All streets, sidewalks, streetlights, street signs, storm drains and crosswalks are maintained by the city of Charlotte. All common areas and amenities are maintained by and the responsibility of the HOA

The gazebo is currently operated as first come, first served. No reservations are required at this time. The board reserves the right to modify this policy in the future should a change be warranted. Please note that the gazebo, as with other amenities, are reserved for Overlook residents in good standing

The swimming pool is for the enjoyment of all Overlook and their guests. Homeowners will be limited to four (4) additional guests not residing in the home. The homeowner/resident must be present when their guests are at the pool.
At all times, swimmers 13 years of age and under must be accompanied by an adult or caregiver who must be 16 years of age or older, no exceptions. The caregiver must be a resident or a person designated in writing by the resident.
Residents who would like to have a party at the pool must realize that their exclusive use of the pool is not permitted.

The guidelines for reserving the tennis and pickleball courts are as follows:

1. Courts are solely for tennis and pickleball. No pets, skateboards, bicycles, etc., are allowed.

2. Only Overlook residents in good standing may reserve a court online for themselves and members of their households.
a. The resident who made the reservation, or a member of their household, must be present on the court during play.

3. Residents are NOT required to make a reservation to play, but reservations take precedence over walk-up.
a. Players with court reservations have a 15-minute grace period in which to begin play. After that time, the court reservation is forfeited.
b. If unable to keep a reservation, a player should cancel the court time so that it may be available to others.
c. Provided no one is waiting, players may continue to use the courts after their time is up.

4. Court 1 can be reserved for either pickleball or tennis. Court 2 is reserved for tennis only.
a. If either Court 1a or 1b are booked for pickleball, a tennis reservation cannot be made.

5. Courts can be reserved no more than 3 days in advance.

6. Maximum reservation time per household is 1.5 hours per day 7.5 hours per week.
a. Residents may not reserve consecutive blocks of time or multiple courts at once.
