The WiFi password can be found on the refrigerator at the clubhouse, or is also available by logging into the Braesael portal and navigating to Community Info, and then clicking Resident Codes

Please contact Braesael Management Company at overlook@braesael.com or calling (704) 847-3507. Braesael has a 24-hour emergency line if you have an event scheduled at the clubhouse and your key fob isn’t working. You can also email the Board of Directors email at boardforoverlook@gmail.com and someone in the neighborhood should be able to assist you if you have a clubhouse event. For new or additional key fob requests, please fill out the attached form and email it to overlook@braesael.com

Annual dues are billed in December, once the budget is ratified, and due on January 1st – with a grace period of January 1 – 30. Any dues paid after January 30th will be assessed a late fee and loss of use of all amenities until the account is brought current.

The board of directors are all completely volunteer positions. No compensation is provided to any board members for their services. It can be a thankless endeavor, but also a rewarding job for contributing to the growth and improvement of the neighborhood

Here are a few examples of what your HOA fees are responsible for funding:

As of January 2025 the HOA dues are as follows (not all dues apply to everyone – i.e. boat storage fee if you aren’t renting a boat storage spot)

Braesael Management Company is a professional management company that focuses on the management of homeowner associations. We assist the Board of Directors with the formation of policies and procedures and assume all administrative responsibility of managing the community at the direction of the Board of Directors. Braesael Management operates on a team concept, at the direction of the Board for the entire community. Our staff is trained to assist with the daily operations of your unique community by providing support on the things that warrant attention such as financials, accounts receivable, reports, violations, key fob management, clubhouse rentals, addressing homeowner inquiries, preparing budgets, composing annual meetings and more. It is our mission to serve our clients and transcend the individual needs of each community we serve.

Board meetings are held on a monthly basis at the clubhouse, located at 3800 Mountain Cove Rd. Meetings are usually held on the first Wednesday of the month at 7pm. Please check the events calendar to confirm. With the exception of executive session, board meetings are open to the public, and attendance is encouraged. We open up each board meeting with a Town Hall format so that residents can voice any concerns that they may have, or simply stay informed of neighborhood business.

The board of directors must consist of (2) boat slip owners, (2) non-boat slip owners, and (1) boat slip or non-boat slip owner – the latter of which will alternate after each term – for a period of (3) years. Members must be a resident of Overlook in good standing with the HOA, and be nominated by a member of the HOA in good standing. While the board of director position is a completely volunteer position, it must be treated as a part-time job (at minimum), and at times it can feel like a full-time job. There is a substantial time commitment, and board members are usually in communication with each other and with Braesael Management on an almost daily basis.

Members must be a resident of Overlook in good standing with the HOA, and be nominated by a member of the HOA in good standing. The board of directors must consist of (2) boat slip owners, (2) non-boat slip owners, and (1) boat slip or non-boat slip owner – the latter of which will alternate after each term – for a period of (3) years. Example: If the 5th board member seat is currently a boat slip owner, when their term is up, that position would need to be filled by a non-boat slip owner.
Prior to the annual meeting, the outgoing board will accept nominations for new members, and physical ballots will be mailed out to all residents. Not all board terms end at the same time.
The HOA is working on adding technology to begin conducting elections (and other voting matters) by electronic means – i.e. – online voting. This should make it easier for residents to cast their ballots and vote on other topics such as CCR amendments, special assessments, etc. We hope to have these capabilities in place in time for the annual meeting in 2025.

The draft budget for each year is mailed out in late November. A board meeting is held in December to ratify the budget for the following year, and we encourage residents to attend. Once the budget has been ratified, it will be available for download in the Braeseal portal by visiting https://bmc.cincwebaxis.com/cinc/documents/ and clicking on “Budgets”
